Your property, your needs

Property management rooted in La Tour-de-Peilz.

Based in La Tour-de-Peilz, Nexstone supports private owners and investors with properties on the Vaud Riviera. A rented apartment, a house and a building with several units need different arrangements: we start with your situation and the support you need.

Are you letting a property for the first time, transferring an existing management agreement or looking for a clearer picture of how your property is being managed? The initial review helps identify priorities and define an appropriate scope of work.

Rental and administrative management

Rent and payment monitoring, correspondence with tenants, requests and documents: we organise the day-to-day management of your property so that useful information remains accessible.

Technical property management

Maintenance requests, insurance claims, service contracts and works require coordination. Nexstone follows up with contractors and manages technical matters, keeping the owner informed about actions and decisions to make.

Letting and property presentation

When a property needs a new tenant, presentation, advertising, viewings and application screening are among the needs we examine. The scope of this support is set out in the proposal.

Our management commitments

Availability and a clear view of your property.

Our organisation is built around three commitments set out in our property management offer. They define how we work and communicate with you.

A maximum of 200 units per manager

Each apartment, garage or parking space counts as one unit. A deliberately limited portfolio to preserve availability and the quality of follow-up.

A dedicated contact

An identified person who knows your file and provides continuity in your communication.

An owner portal

Access to important documents and information to follow your property’s management in one place.

Already working with an agency?

Prepare the handover in four steps.

Changing property manager starts with reviewing the existing file. The practical arrangements and transition schedule are discussed with you before the new mandate begins.

  1. Understand your situation

We discuss the property, any difficulties, open requests and your expectations. The existing management agreement helps us prepare the next steps.

  2. Define the support

We clarify the services you need and prepare a proposal. The scope of management and the handover arrangements are defined before you commit.

  3. Organise the transfer

Leases, accounts, contracts and technical records are gathered. Transferring information and communicating with the parties involved helps prepare continuity of service.

  4. Start managing the property

Priorities are taken over, contacts identified and follow-up established. You have a clear view of the matters to address and their progress.

Understand a property management handover

Which documents should you prepare?

To help with the review, gather the information you have:

  • Property description, address and number of units concerned.
  • Current leases and rent schedule, if the property is let.
  • Existing management agreement and latest available statements.
  • Maintenance contracts, works and outstanding requests.

You can still contact us if your file is incomplete. Simply tell us what you have and which matters need clarification.

Fees

A proposal tailored to the mandate.

Fees depend on the property, the number of units, the services required and the current state of management. Taking over an existing file and managing a single apartment involve different needs.

Before making a proposal, we review these points with you to prepare a clear, understandable offer without obligation. This step defines what will be covered.

Request a property management review

Your questions before entrusting your property.

Can you manage a single apartment?

Yes. Support can cover an apartment, a house, a rental building or several units. The proposal is adapted to the property and the level of follow-up you need.

Can I contact you before leaving my current agency?

Yes. The initial conversation helps us assess your situation and prepare the handover. The transition steps are defined using the existing file.

How can I follow the management of my property?

A dedicated contact and an owner portal are part of our approach: centralised information and follow-up on requests, documents and important decisions.

Do you also provide condominium administration and sales services?

Yes. Nexstone also supports condominium owners with administration and property owners with sales. These services are considered according to their own scope.

Does the initial review commit me to anything?

No. The review request is without obligation. It helps us understand your property and expectations and prepare an appropriate proposal before you decide.

Where do meetings take place?

We come to you or meet at the property by appointment. Nexstone does not receive clients at its premises.
